Director of Development

The Plant Development Company LLC (“The Plant”)  is a New York City-based real estate development, operations and program design company born out of the Lela Goren Group, which specializes in transformative adaptive-reuse projects that power buildings to create change.  The initial historic redevelopments represent the industry’s first integrated model for sustainable real estate development that drive social impact with catalytic investment.  

Reporting to the Chief Executive Officer (“CEO”), the Director of Development is an innovative and energetic real estate development lead who will navigate two 100 year old historic assets through final approvals, construction and stabilization.  

The successful candidate must be a resourceful self-starter, highly organized, with a can do attitude and strong background in commercial real estate development who has overseen complicated multi-layered entitlements. The candidate’s primary responsibility will be finalizing entitlements on two complicated redevelopments in Yonkers, NY, working closely with leadership at the State of New York, The City of Yonkers, SHPO and a broad variety of consultants and influential community leaders in support of The Plant’s vision to create a global home for climate solutions. The candidate must be mission-aligned with The Plant and demonstrate a strong bias towards climate and social justice issues in their personal and professional lives.

Responsibilities Include:

  • Oversight, coordination and management of The Plant’s complicated historical redevelopments through entitlement and permitting
  • Management of all entitlement consultants, including: planners, marketing, traffic, legal, brownfield, historic and others
  • Manage the permitting and approvals process, including: SHPO, MTA, Department of Buildings, Department of Health, Landmarks Board, and the Planning Board
  • Work closely and collaboratively with third party professional organizations and government (local, state and federal) officials, presenting the merits of The Plant projects
  • Alongside The Plant’s Director of Community, organize and attend meetings and events to ensure proper engagement with other city officials, community leaders and influencers, leveraging consultants as appropriate
  • Manage the diverse constituents through the entitlement process with a singular goal of overcoming significant challenges and enabling all parties to ‘win’
  • Herald team and individual strengths, leveraging connection points that deliver required project and  community results
  • In concert with the Director of Construction, develop the project strategy and project implementation plan for The Plant projects being mindful of budget and schedule constraints
  • Serve as the development lead ‘salesperson’ for investors, lenders, prospective tenants and core partners
  • Lead building sustainability initiatives across The Plant’s developments
  • Coordinate closely with The Plant’s departments to build a foundation for environmental stewardship beyond that which is building-focused
  • Coordinate with the AVP of Finance to report on project status for investors, lenders and partners
  • Evaluate prospective development sites for The Plant’s global expansion

 

Qualifications:

  • 20+ years of experience in real estate development
  • At least a B.A., preferably  in Business with coursework in real estate
  • Direct experience with complicated entitlements, historical redevelopment highly desired and waterfront redevelopment preferred
  • Project examples that demonstrate initiative and entrepreneurial bent to solving complex problems
  • Broad experience leading projects to achieve the highest levels of environmental standards (LEED Accredited Professional, preferred)
  • Real estate development experience and municipal agency and professional relationships in/around Yonkers, NY, preferred
  • In-depth experience with historical and brownfield remediation
  • Sense of urgency and commitment to the project’s success and need for the climate movement to have a home
  • Willing to ‘roll-up sleeves’ to get the required work done, collaborating closely with a small and nimble team
  • Strong proficiency with Microsoft Office and/or Google business software applications with working knowledge of Construction Management tools (e.g., cost and schedule)
  • Excellent organizational skills - able to track large numbers of documents on multiple projects at one time
  • Ability to thrive in a dynamic, fast paced start-up environment
  • Detail-oriented with excellent communication and interpersonal skills and demonstrated public speaking skills
  • Committed to being a collaborative team player and problem-solver, while being self-motivated with a drive to work through uncertain situations

Director of Construction

Reporting to the Chief Executive Officer (“CEO”), the Director of Construction is an innovative and energetic construction leader who will flawlessly execute the redevelopment of two 100 year old historic assets in Yonkers, NY through construction and stabilization.  

The successful candidate must be a resourceful self-starter, highly organized, with a can do attitude and demonstrated career of executing complicated projects on time and budget.  The candidate’s primary responsibility will be finalizing the entire project team, executing contracts, and overseeing construction through commissioning and stabilization for the delivery of The Plant’s global home for climate solutions. The candidate must be mission-aligned with The Plant and demonstrate a strong bias towards climate and social justice issues in their personal and professional lives.

Responsibilities Include:

  • Oversee all aspects of design, pre-construction and construction for The Plant projects
  • Identify, manage, lead and coordinate teams of contractors, subcontractors, engineers, architects, landscape, etc.
  • Run RFPs, complete bid analysis and negotiate general contractor, architect, engineer and all sub-consultant contracts, and clearly communicate recommendations
  • Collaborative team approach to identify risks, mitigants and projects are completed on time, on budget and with the highest standard of quality
  • Ensure tight alignment between the consultants and field team to ensure that design intent is executed cost effectively in place in the field
  • Identify creative options and opportunities to value-engineer outcomes, ensuring project control
  • Detailed invoice oversight, ensure compliance with agreements, contracts, purchase orders, surveys and drawings, etc.
  • Assess change requests to determine impacts to scope, budget, schedule, quality and risk  and make recommendations
  • Track progress of each project goals, objectives, approved budgets and  timelines
  • Perform project cost variance analysis as required
  • Perform site visits as required and report on project status and safety measures  
  • Organize and run weekly project meetings with consultant team, city officials, and other parties as needed
  • Coordinate with the AVP of Finance to report on project status for investors, lenders and partners
  • Guide the company design and construction for all new developments
  • Above all else, ensure the project team has a clear roadmap to successful project completion on time and on budget

 

Qualifications:

  • Experience with historic rehabilitation, waterfront redevelopment, work with MTA and municipal agencies
  • 20+ years of experience in construction management overseeing technically complex projects
  • At least a B.A., preferably  in Construction Management, or a related field
  • Experience in variety of building types, in particular historical rehabilitation, office and hospitality
  • Directly overseen over $1 billion of work throughout career
  • Experience negotiating complex construction and consultant contracts
  • Tenant improvement projects from <$1MM to $100MM
  • At least 5 years of field experience
  • Broad experience leading projects to achieve the highest levels of environmental standards (LEED Accredited Professional, preferred)
  • Willing to ‘roll-up sleeves’ to get the required work done, collaborating closely with a small and nimble team
